Boarding house design and construction has to do something unique and potentially challenging. It has to focus on both community and privacy. When someone chooses to live in.a boarding house, they want to have their own space. However, they also want the communal feel of housemates and shared spaces. Meeting both those needs can be a challenge. Designers also need to think about amenities, security, and the potential for frequent turnover between boarders.
When thinking about communal areas, the spaces must be open and large. The kitchen, for example, will need to accommodate several different chefs. Some elements that will make the most sense include double sinks, over-sized and energy-efficient appliances, and plenty of seating. An island in the middle of the kitchen that has space for stools or chairs is a great idea. In the living room or den, there should be abundant seating as well. Boarders may want to gather in these rooms for meals together or to socialize when they’re feeling the need for companionship from their roommates.
Those are the common areas. The private bedrooms need to be handled a little differently. They don’t necessarily have to be large; most tenants will want enough space to have a bed, a dresser, and maybe a desk. If the boarding house will have private bathrooms, you’ll want to make sure the plumbing system can handle multiple faucets, toilets, and tubs. Every bedroom should have at least one window and ideally, a closet. In contrast to the common areas, the bedrooms need to be private and cozy. This is where renters will retire when they want alone time, sleep, and relaxation. Think about soundproof walls and floors. Carpet, for example, can keep a room quieter than hard surface flooring.
Amenities may include furniture. If you’re going to design a boarding house that’s fully furnished, you’ll want to stick to neutral colors and materials that are sturdy, easy to maintain, and reliable. Decide if you’re going to include facilities such as laundry. As you’re constructing this living space, keep in mind that people are relying on smart technology for security. Video doorbells can be a great feature. Good internet connectivity will be prized by people looking for a room to rent. Exterior lighting and doors and windows that lock securely will be essential.
